Cornelius NC Real Estate Market Analysis

Lower home inventory and quicker sales indicate that Cornelius is experiencing a seller's market. However, the strength of the seller's market measured by the impact on home values varies among different price ranges. The segment of the market below $250,000 is currently a strong seller's market while the market above $250,000 is gaining momentum and strengthening.

Two important barometers of current market conditions are the months supply of homes on the market and the median days on the market.

The months supply of homes tells how long it would take for the current level of inventory to sale at the current sales pace. In a seller's market, typically there is less than a 6 months supply. Cornelius currently averages a 3.5 months supply across all price ranges for non-waterfront homes. Under $250,000, the current inventory is tighter with less than a 2 months supply.

The median days on the market illustrates how quickly homes are selling in the current market. The median days on the market is defined by the number of days between when a property is listed and when it goes under contract. In Cornelius, the median days on the market has steadily declined over the past several years. Cornelius currently averages 32 days, a 55% decrease since the beginning of 2014 for non-waterfront homes across all price ranges.

While both the inventory and quicker sales are consistent across all price ranges, the impact on pricing has varied. The median sales price has remained relatively flat across all ranges but the changes in price per square foot differ significantly among price points. Most of the increase has occurred in the under $250,000 segment of the market. The price per square foot increased 11% for sales under $250,000 while the rest of the market increased just a little over 2% since beginning of 2014.

If the inventory and days on market are lower in all prices ranges, why haven't prices increased as fast in the market above $250,000?

Three factors contribute to the difference in price increases. One, the market above $250,000 had more ground to cover to develop into a seller's market. The months supply of homes in this price range was 43% greater in 2013

Two, as the market recovered, there was a greater increase in the number of new listings in the higher price range. There was a pent up supply of homeowners waiting for market conditions to improve before listing their homes. So while the sales pace increased the market had more homes to absorb.

Three, in the overall marketplace there are more buyers looking for homes under $250,000. When you factor in that Cornelius has fewer homes for sale under $250,000 than above with the high desirability of Cornelius, there is greater pressure on pricing.

Even though there is a difference in price increases, if currents trends continue the market above $250,000 will strengthen resulting in increased home values.

But What About Affordability?

In reference to the above-mentioned Business Week ranking, Cornelius finished just behind South Weber, Utah, and just ahead of West Des Moines, Iowa. Pewaukee, Wisconsin – a suburb of Milwaukee – was rated as the most affordable suburb. Cornelius officials were delighted with the ranking, even if it did put them behind Pewaukee. "It's better than being in the bottom 10," said Mayor Jeff Tarte, "and we didn't even have to lobby for it."

Added Town Manager Anthony Roberts, "Just be sure you note that I was town manager when it happened." To qualify for the ranking, towns had to fit the population guidelines (5,000 to 60,000) and be within 25 miles of one of the nation's most populated cities. Charlotte turned Cornelius into a qualifier, and, for good measure brought Fort Mill, S.C., (number 10 in the rankings) in, too. Only the top-ranked suburb in each state was listed.

Magazine editors said they "weighed a variety of factors including livability (short commutes, low pollution, green space), education (well-educated residents, high test scores), crime (low personal and property crime), economy (high job growth, low unemployment rate, high family income) and affordability (median household income, cost of expenditures), but noted that "affordability was most heavily weighted in our calculations." The stats came from a variety of (mostly) government sources.

The "Business Week" editors noted the fact that "about 31 percent of residents (in Cornelius) are married with children," and that "the average commute is 31 minutes." Cornelius had a higher median household income ($87,016) than Pewaukee, but lagged behind in median household price (actually a good thing for affordability). Pewaukee had more households with children, a shorter commute and a lake of its own (Pewaukee Lake). On the other hand, it's rooted to Wisconsin's frozen tundra, so, presumably, there were some minus points for that.

Residents Love the "Growing Small Town" Vibe

Cornelius NC was a sleepy little town 20 miles from Downtown Charlotte until Lake Norman was created in 1963 and I-77 was completed. Now it's a thriving town of 25,000 residents and has a mixture of historic homes, centered around Old Statesville Road, and newer properties around Lake Norman.

    Cornelius finished just behind South Weber, Utah, and just ahead of West Des Moines, Iowa. Pewaukee, Wisc. – a suburb of the somewhat better known Milwaukee –was rated as the most affordable ‘burb. Cornelius officials were delighted with the ranking, even if it did put them behind Pewaukee. “It’s better than being in the bottom 10,” said Mayor Jeff Tarte, “and we didn’t even have to lobby for it.”

    Added Town Manager Anthony Roberts, “Just be sure you note that I was town manager when it happened.”

    To qualify for the ranking, towns had to fit the population guidelines (5,000 to 60,000) and be within 25 miles of one of the nation’s most populated cities. Charlotte turned Cornelius into a qualifier, and, for good measure brought Fort Mill, S.C., (number 10 in the rankings) in, too. Only for the top-ranked ‘burb in each state was listed.

    Magazine editors said they “weighted a variety of factors including livability (short commutes, low pollution, green space), education (well-educated residents, high test scores), crime (low personal and property crime), economy (high job growth, low unemployment rate, high family income) and affordability (median household income, cost of expenditures), but noted that “affordability was most heavily weighted in our calculations.” The stats came from a variety of (mostly) government sources.

    The “Business Week” editors noted the fact that “about 31 percent of residents (in Cornelius) are married with children,” and that “the average commute is 31 minutes.” Cornelius had a higher median household income ($87,016) than Pewaukee, but lagged behind in median household price (actually a good thing vis-à-vis affordability). Pewaukee had more households with children, a shorter commute and a lake of its own (Pewaukee Lake). On the other hand, it’s rooted to Wisconsin’s frozen tundra, so, presumably, there were some minus points for that.
