Today I’d like cover three commonly asked questions about Lake Davidson.
If you’ve ever been to Lake Norman and driven down I-77, you’ve probably noticed a small lake on the east side of the interstate. This is Lake Davidson.
Sitting on the Iredell and Mecklenburg County line, Lake Davidson is 341 acres in size.
People often wonder if Lake Davidson connects to Lake Norman. Truthfully, the answer is a little tricky. The lakes are connected underneath the interstate through a culvert, but you cannot access one lake from another by boat or kayak.
Speaking of which, many people wonder if boats are allowed on Lake Davidson. The answer is yes. However, motorized boats must not exceed 10 horsepower.
Lake Davidson is a beautiful area with its own unique benefits and charm.
The final common question I want to go over today is whether there are any waterfront homes on Lake Davidson, or if there are only condos.
There are both, but there certainly are more condos than homes. Over the last two years, 16 condos sold on Lake Davidson. The sales price for these condos ranged from $175,000 to $380,000.
During that same time period, only four homes have sold, ranging in price from $470,000 to $580,000. To put that into perspective,197 condos and 933 homes sold during that same time period on Lake Norman.
But, this is understandable when you consider that Lake Norman’s 32,000 acres makes it 95 times the size of Lake Davidson. Regardless of its size, Lake Davidson is a beautiful area with its own unique benefits and charm.
