Lake Norman Charlotte NC Waterfront Building Information

Before any buildings can be built, re-built, or expanded along Lake Norman you must obtain the following in the four counties and cities that surround Lake Norman as each contain their own zoning jurisdiction.

1. Obtain a Zoning and Building permit from your city or county of municipally at the following locations listed below.

2. Approval from Duke Power Lake Management  

To obtain approval from Duke Power Lake Management you must contact Duke Power Lake Management at the following address listed below to obtain an application package. Written authorization must be obtained from Lake Management prior to completion and construction.

While in the application process keep in mind the following things:

  • The building permit will not be valid without Duke Power Lake Management's approval
  • If there are any environmental issues, they must be resolved prior to any planning designs or approval
3. Forward the completed Application package to the Lake Norman Marine Commission
After the completed Application has been submitted to the Lake Norman Marine Commission, it will then be placed on the agenda for review. *Note* Not needed for private piers.

Lake Norman Marine Commission Application Requirements
- 6 completed copies of Duke Power application process
-All engineered drawings
-Registered survey maps

*All need to be received by the 15th of each month*

Upon receipt of this application, the following three things will happen.

  1. The application will be reviewed for completeness; if anything unusual is missing the applicant will be notified
  2. Notification of appointment of hearing
  3. A representative of the Lake Norman Marine Commission will display the property with signs at the street showing that the owner plans to build on the property. The signage will be removed by the LNMC shortly after a hearing is held, and recommendations are made.

Failure to comply with any of these procedures may result in time consuming and expensive hearings, changes being made after construction has begun, or having to rebuild after construction has been completed.
